This is a common discussion that we as real estate selling agents have this time of year. The traditional answer given in reference to our "Seasonal Buying Market" is, July 4'th until the second week of October is the selling season. Those are the book ends of the tourist market here in Pagosa Springs, or at least they used to be.
In the real estate sales market , in the last half dozen years, the buying activity has gained much more stabilization year round. For this reason , and the reasons below, I am highly encouraging my clients to list right away this year.
3 Reasons why you need to list your home before March 15
INVENTORY IS VERY LOW
At time of this publish Pagosa Springs has 42 homes for sale between 200k and 400k in the Pagosa Lakes area. This is a pretty fluid part of our market right now. We have sold 139 of these homes in the past 12 months giving us right about 3.8 months of inventory. This does not sound very extreme when compared to some markets, but depending on which real estate agent you speak with here, they will tell you that between a 6 and 9 month inventory is healthy.
BUYERS ARE ON-LINE NOW
Over 90% of home buyers are searching the internet before they begin looking at property. That process can be any length of time. Most often in Pagosa Springs the serious buyers are doing this anywhere from 2 weeks to 6 months ahead of time. Translation. The home you sell in June will be picked out by your buyer in February.
SPRING BREAK BUYERS
Wolf Creek Ski Area will see several days during the Texas, Colorado and Arizona Spring Breaks that will exceed over 5,000 skiers on the mountain. Those skiers have buying families that are canvasing the scene now for their Colorado getaway. If you plan on selling your home in 2016, they need to be bookmarking yours now.
